A regional approach to building and joinery
Building plans shaped aroundyour Perth and Kinross property
A rural cottage near Aberfeldy, a family house outside Perth and a property near Loch Leven bring different building questions. CG Joinery & Building (Aberfeldy) Ltd is based at Keltneyburn, near Aberfeldy. We welcome enquiries across Perth and Kinross, discussing each location and project rather than assuming that one specification or programme suits the whole region.

Working in Perth and Kinross
One region, many different building settings
Perth and Kinross extends from Highland landscapes around Highland Perthshire to Perth, Strathearn and the countryside around Kinross. The River Tay runs through the region towards Perth, while the River Earn gives Strathearn its name. Loch Tay and Loch Leven are distinct settings with different surrounding settlements and access routes. This is a regional overview: the useful next step is always to identify the actual property, because the council area alone says little about its construction, exposure or practical building requirements.
Homes across the region include traditional stone cottages, rural farmhouses, village terraces, detached houses and more recent housing. Even neighbouring homes can contain different wall constructions or extensions from different periods. A renovation should begin by understanding what is there, including earlier repairs and alterations. An extension should consider how the original rooms will function afterwards. Retaining a building’s useful character does not mean ignoring problems, but changing everything simply because it is old can also lead to unnecessary work.
The regional climate brings rain, cold spells, frost and winter snow, with exposure varying substantially between sheltered streets and open upland sites. The western and hillier parts of Perthshire are generally wetter than lower eastern areas, but local shelter and elevation remain important. Weather-sensitive construction needs a realistic sequence, temporary protection and appropriate details at junctions. A programme for an exposed rural roof cannot sensibly be based on the same assumptions as internal joinery in an enclosed house.
Water needs site-specific attention throughout the region. A property beside the Tay, Earn or another watercourse should not be assessed simply by reference to the river’s name, and proximity to Loch Tay or Loch Leven does not establish the conditions beneath a particular garden. Check relevant flood information and seek appropriate advice where required. Existing drains, ground levels and surface water routes also matter on sites well away from a river. Clarify these issues before committing to a foundation or drainage assumption.
Travel and access vary just as much as the landscape. The A9 connects Perth with Dunkeld, Pitlochry and Blair Atholl, while other routes serve Crieff, the Loch Tay area and more dispersed properties. A house near a major road may still have a narrow driveway, shared entrance or restricted working area. Tell us about delivery access, storage space and surfaces that need protection. Our Keltneyburn base is a useful reference point for discussing travel, not a promise of identical attendance arrangements throughout Perth and Kinross.
Planning considerations also differ by address. Parts of the region lie within national parks, and individual properties may be listed or fall within conservation areas. Do not assume that these designations apply to every property, or that an apparently small project needs no checks. Scottish building warrants are a separate consideration from planning permission. Establishing the correct route early helps the design and quotation develop around the information actually needed for the proposed work.

Why choose us
A clear basis for discussing regional building work
Family-run construction experience
CG Joinery & Building (Aberfeldy) Ltd is led by Callum Gilbert, who has 25 years of construction experience. As a family-run business based at Keltneyburn, near Aberfeldy, we discuss the practical needs of the project alongside its location. Explain the problems you want to solve and any constraints before deciding how much work is actually needed.
A team with specialist support
Work draws on our in-house team and specialist subcontractors. Plumbing and electrical requirements should be coordinated with structure and layout, with responsibilities understood before construction. Early decisions about kitchens, bathrooms, lighting and equipment help establish the information specialist trades need without assuming every fitting can be chosen at the last moment.
Help developing the information to build
Established architect contacts and assistance with plans and building warrant applications can support the move from an idea to a defined proposal. Confirm which design responsibilities and submissions apply. Where investigation or engineering information is required, record it as an outstanding requirement rather than disguising uncertainty within a broad description of building work.
Defined insurance and defects arrangements
The business has £2m liability insurance. Builds have six-month and twelve-month defects liability periods, with the applicable terms confirmed per project. Discuss reporting arrangements and the distinction between defects, routine maintenance and product care. Handover should include a review of the agreed work and clarity about outstanding items and required completion information.
Local building challenges
Avoid assumptions that overlook the actual site
The scale of Perth and Kinross makes blanket promises unhelpful. Good project preparation replaces regional generalisations with a clear brief, checked information and an agreed scope for the particular property.
Treating every traditional wall the same
Stone appearance does not reveal the complete wall build-up, the state of concealed timber or the details of previous repairs. Before adding insulation or altering openings, establish the relevant construction and moisture conditions. The appropriate approach should follow the building and design advice rather than a single specification applied to every older house in the region.
Using a headline budget without defining scope
Glazing, structural alterations, drainage, external levels and finishing choices can change the extent of work substantially. A meaningful comparison needs clear inclusions, exclusions and assumptions. Ask how unknown conditions will be investigated and handled. A tidy total is not useful if different quotations describe different buildings or omit work you expected to receive.
Leaving rural logistics out of the plan
Delivery vehicle access, turning, storage and the route to the working area can influence construction arrangements. Shared access and occupied neighbouring properties may also need consideration. Explain these constraints early and agree what surfaces need protection or reinstatement. A rural setting does not automatically mean there is unlimited space for building materials and vehicles.
Assuming approvals follow the same route everywhere
Check planning and warrant requirements for the actual proposal, including any relevant property designation. Different forms of permission address different questions. Do not order work on the assumption that a previous project elsewhere establishes what is acceptable here. Clarify the necessary drawings, design input and decisions before construction commitments depend on them.
Planning finishes before essential performance
An appealing kitchen or room layout still needs appropriate structure, ventilation, insulation and service arrangements. In Perthshire’s colder months, weak junction details and moisture problems can become particularly noticeable. Resolve the construction beneath the finish first, while coordinating visible choices early enough that they do not require completed work to be changed.
